Condo and High-Rise Moves in San Diego

Condo and high-rise moves in San Diego are governed as much by the building as by the mover: elevator reservations, insurance certificates and move-in fees come from the HOA. Downtown, trucks over 24 feet can't drive or park in the core from 10 a.m. to 6 p.m. except Sundays and holidays.

What do you need from your HOA before a condo move?

Get the building's move rules in writing: reservation process, allowed hours, elevator padding, loading dock or curb location, deposit or fee, and the mover's required insurance certificate. Send those rules to each mover with your estimate request.

California's Davis-Stirling Act, Civil Code §5600, says an association can't charge a fee that exceeds the amount needed to cover the cost it's levied for. That applies to move-in and move-out fees.

When can a moving truck work downtown San Diego?

San Diego Municipal Code §85.02 bars trucks over 24 feet from driving or parking in the Central Traffic District from 10 a.m. to 6 p.m., every day except Sundays and holidays. Commercial loading zones allow 20 minutes for goods from 6 a.m. to 6 p.m.

In practice, downtown tower moves are scheduled early, on Sundays, or with smaller trucks.

What about Coronado Shores and other coastal towers?

Coronado Shores is ten 15-story towers built from 1970 to 1978 between the Hotel del Coronado and the Silver Strand. Each tower sets its own rules, and Coronado's container permit isn't issued when a container fits on private property, so plan for elevator time rather than street storage.
